Beechview Property Owner’s Association Newsletter & Access Fee Notice
This newsletter is sent to every property owner to inform you of things that are happening in our community throughout the calendar year. It also serves as a notification to you that Access Fees for 2022 are due now.
ACCESS FEES
The Access Fee has increased this year to $250 which is DUE for the property you own in the Beechview Recreational Development, Clifton TN. The Access Fees are due January 1st, 2022. You owe at least one Access Fee even if your property is not being used or occupied. Property owners are required to pay an access fee for EVERY lot they own. If the lot is not being used, the new access fee will be $105 for each lot after you pay the initial $250 access fee for the first lot. An occupied lot is defined as a lot that has a house (being used or not), Travel Trailer, Pop Up, or RV on the lot for more than 2 weeks; you must pay an additional access fee for each one. We will periodically check to see if there are more campers on the lots then what was paid for, so please pay up front so no further actions must take place.
All payments received after February 1st, 2022, will be assessed a $100 LATE FEE. There will be NO EXCEPTIONS for late charges on access fee payments received after February 1st, 2022. If we do not receive payment or receive payment but do not receive the late fee paid after February 1st, 2022, we will forward the names to our attorney for further legal action, which could result in liens, and other actions on your property. You will be required to pay ALL legal fees. If for some reason you believe you do not owe an access fee (sold the property or other reasons) please contact us immediately in writing stating your claim and we will investigate it.
Please pay by mail (payment slip included) to the following address, or drop in the mailbox, and make checks payable to B.P.O.A. Please put your lot number or address on the payment so we can make sure we credit the correct person (name recorded on the deed)/lot/parcel. If you don’t know your lot/parcel number visit https://assessment.cot.tn.gov/RE_Assessment/. If you change residents or sell your property, please notify B.P.O.A so we can keep our mailing list up to date.

B.P.O.A Meetings
As per our By-Laws, the Board of Directors has scheduled the first B.P.O.A meeting for Saturday, April 2nd, 2022. This meeting will be held at 10:00 AM, location to be determined. The Board of Directors will meet at 9:00 AM prior to the B.P.O.A meeting. In this meeting, we will be holding elections for the 2022 B.P.O.A Board of Directors (as per our By-Laws). There are 8 Board of Directors positions. There will be a short meeting for the newly elected Board right after the standard B.P.O.A meeting to elect the 2022 Officers, which consists of the President & Secretary.
We need EVERYONE in our community to get involved so we can continue to make positive changes that can impact every one of us. If there is one meeting that you can attend, please plan on attending this one. It has the most information and sets the direction for the Board for the upcoming year.
The B.P.O.A meetings for the remainder of the year are on the following dates:

Beechview Communication
Please check the Beechview Facebook Page (Beechview Recreational Development) periodically for community updates throughout the year. We will provide the time and place on this site for the postponed Community BBQ Fest rescheduled to April 2nd.
The Bath House
We plan to have the bath house open next season from May 22nd, 2022, through October 4th, 2022 (unless communicated differently at one of the B.P.O.A meetings). We ask that property owners who witness anyone vandalizing the bath house or any property to contact a member of the Board as soon as possible.
Garbage Disposal
Our garbage cost went up significantly this year when HCG sold out to RaeKar. We were paying $250 to $275 per roll off, and now the current price is $400 per roll off. Any construction material found in the dumpster by RaeKar is billed back to us per ton. (EX: carpet, wood, nails, plywood, sheetrock, etc.) Please do not throw any construction items in the dumpster. You must take your items to a land fill or call RaeKar (931-722-6186) and order a small dumpster for your construction items. Our trash is taken to a household item only dumpsite and no construction materials are allowed. Estimated cost for garbage collection in 2022 will be $12,400 compared to $7628.75 in 2020 and $6,525 in 2019. The estimated cost for 2022 does not include any additional fees or fines for construction materials. A bill with RaeKar charges and a fine will be sent to anyone caught throwing construction items into the dumpster. Also, please break down any boxes before placing in the dumpster.

Bath House Cleaning and Grass Cutting Bids for 2022
We are accepting bids for the Bath House cleaning and Grass Cutting for 2022. All bids need to be submitted prior to 9:00 AM on April 2th, 2022. The scope of the work is defined as followed:

Boat Dock
Our dock is to be used by Property Owners and their guests to launch their boats. If you have a need to park your boat at the ramp, it should not be left tied up for more than 15 minutes and it should NOT restrict other boaters from using the ramp. The dock is NOT to be used for swimming, fishing or any other purpose.
Projects Completed 2021
- Entrance gate installed as of May 1, 2021
- Additional gravel added to the end of WC Pickett
- Clear cut brush and trees on the Loop (road just inside the main entrance)
- Paid off the loan for Boat Parking area
- Removed trees in Boat Parking area
- Repaired bathhouse from the floods
- Installed additional streetlights
- Repaired concrete wall around dumpster
Projects slated in 2022
- Renovation of Boat Ramp. We are accepting bids for this project.

Reminders
- All pets must remain on the owners’ property unless on a leash. (Numerous complaints received per year)
- Reminder that quiet time is 12:00 AM (Midnight) until daybreak.
- Please maintain your property. Grass needs to be mowed at a minimum every 2 weeks.
- Boat trailer stickers are available (for property owners only) for the parking area by the ramp. NOT VISITORS. Visitors must park their trailers on property owners’ property they are visiting. They are black and white (no
other color is a valid sticker). Vehicles without boat trailers are not allowed to park in this area.
- Additional and/or replacement of broken gate remotes are available for a fee of $40.00. (2 remotes allowed per lot)
